    1. Love the humor! Sellers need more education on what is selling in their area and what the real market is. The “market” is not the homes being sold; it is the foot traffic coming into the homes, the buyers. A home is only worth what a person is willing to pay for it. If the property sits in an area of high buyer interest, the selling agent may want to invest in the sale of the house itself and offer to pay for an upfront home appraisal. The $600.00 appraisal is a strong negotiation tool proving the price of the home is valid. And it makes it a lot easier to convince a seller of the true value of their home.
