Sellers: 6 Fall Fixes You Can Start This Weekend (No Contractor Required)

A seller once told me, "Tina, I'll list once I redo the whole kitchen."
That was two years ago. The kitchen is still waiting. So is the listing.
I get it. When you're thinking about selling, the to-do list grows until it looks like a CVS receipt. But here's what I've learned: you don't need to do everything. You just need to start with the right few things.
Why fall is a good time to freshen up
In Phoenix and Pinal County, fall is when the weather finally lets us breathe again. Buyers who've been hiding from the heat start touring. And you can actually work outside without melting into your driveway.
The six fixes
1. The front door
Buyers decide a lot in the first ten seconds. Wipe down the door, polish or replace the handle, and add a simple fall wreath. A fresh coat of paint on the door is one of the cheapest makeovers out there.
2. Clear the counters
Kitchen counters should look like a model home, not like my kitchen during holiday baking. Put away the appliances you don't use daily. Leave one nice thing, like a bowl of lemons.
3. Swap the bulbs
Burnt-out or mismatched bulbs make rooms look tired. Use the same warm white bulbs throughout. It's a small thing that photographs really well.
4. Touch up the paint
You don't need to repaint the whole house. Just the scuffs. Hallways, door frames, and around light switches. Grab a small can and a little brush.
5. Tidy the yard
Pull the weeds, trim the bushes, and rake up the gravel. In Arizona, a clean desert landscape looks intentional and sharp. A few potted plants by the door go a long way.
6. Fix the little stuff
The drippy faucet. The cabinet door that won't close. The ceiling fan that wobbles like it's had a long day. Buyers notice these, and they make them wonder what else hasn't been taken care of.
What I'd skip (for now)
Before you spend big on a remodel, talk with me. Some updates pay off. Others you may not get back when you sell. I'll walk through your home with you and give you my honest opinion about what's worth doing for your market and price point.
Just start with one
Here's my challenge: pick one fix from this list and do it this weekend. Just one. Then come back next weekend and do another. That's how projects actually get done.
My little "Just Start" video says it better than I can:

The bottom line
Selling doesn't have to start with a sledgehammer. It can start with a lightbulb. And when you're ready to see what your home might sell for, I'm happy to do a free, no-pressure home value consult.
Easy question for you: which room in your house would you fix first if you were selling tomorrow?
