Just Start: The Five-Minute Way to Begin Buying Your First Home

Let me tell you about the cookbook I bought in 2019.
Beautiful book. Glossy pages. I read it cover to cover, bookmarked forty recipes, and made exactly zero of them for six months. Why? Because I was waiting for the "right" weekend. The right weekend never came. What finally got me baking was a Tuesday night, a bag of flour, and me telling myself, "Tina, just start."
Buying your first home works the same way.
The waiting game is sneaky
Almost every first-time buyer I talk to in Phoenix, Casa Grande and San Tan Valley says some version of this:
"We're going to start looking next year."
Then I ask, "What has to happen first?" And the answer is usually... nothing specific. It's just a feeling that you should be "more ready."
Here's the honest truth. Nobody feels ready. Not first-time buyers. Not move-up buyers. Not me when I bought my first place. Ready is something you become while you're doing it.
Your five-minute starter list
You don't have to buy a house this week. You just have to take one small step. Pick one of these and do it today:
- Write down your "why." One sentence. "I want my kids to have a yard." "I'm tired of rent going up every year." Tape it to the fridge.
- Look at your monthly budget honestly. Not the scary version. Just: what do you pay in rent now, and what would feel comfortable?
- Call a lender for a no-pressure conversation. A pre-approval chat tells you where you stand. It's information, not a commitment.
- Pick three neighborhoods you're curious about. Drive through on a Saturday. Grab a coffee. See how it feels.
- Watch my free first-time buyer webinar. It's at the bottom of this post and it takes about 15 minutes. That's shorter than most cookie bake times.
That's it. Five minutes. One step.
"But Tina, what if I'm not approved?"
Then you'll know what to work on, and that's a win. I've had buyers find out they were closer than they thought. I've had others learn they needed six months to tidy up a couple of things. Both groups were better off knowing.
What doesn't help is guessing. Guessing keeps you renting while you wonder.
What I tell every nervous buyer
I'll share the exact words I use, because they seem to help:
"You don't have to decide anything today. Let's just find out what's possible. If the timing isn't right, I'll tell you, and we'll make a plan for when it is. Fair enough?"
Nobody has ever said no to that. Because it takes the pressure off. And when the pressure is off, people actually move forward.
A little motivation from my kitchen
I made a short video about this exact idea. It's not fancy. It's just me reminding you (and honestly, myself) that the hardest part is the first step.

The bottom line
The perfect moment isn't coming to knock on your door. But your first home might be closer than you think, and the only way to find out is to begin. Write your why. Make one call. Take one drive.
Then let me know how it went. I really do want to hear.
So here's my easy question for you: what's the one thing that's been holding you back from starting your home search? Tell me in the comments.
