There are bigger, flashier 55+ communities in Arizona. But when buyers tell me they want somewhere friendly, active and affordable, without a lot of fuss, Mission Royale in Casa Grande is often where I take them first. Here's what makes this community so easy to love.
A clubhouse that's the heart of the neighborhood

The adult community centers on a clubhouse of about 15,000 square feet. It's not the biggest in the state, and honestly, that's part of the charm. You'll see the same faces, learn names quickly, and feel at home fast. Public community guides list:
- A fitness center and aerobics/dance space
- A ballroom for dances, shows and gatherings
- A library and computer area
- Billiards, card rooms and a poker room
- An arts and crafts room and multipurpose rooms
The HOA lists recreation center hours as 6:00 AM to 9:00 PM daily (closed on Thanksgiving, Christmas and New Year's Day).
Pools, courts and fresh air
Outside, residents have two heated pools and a whirlpool spa, plus tennis, pickleball and bocce courts and walking paths. The MLS for 36 S Valencia Ct also lists an outdoor community pool, community tennis courts, golf, and biking/walking paths.
Pickleball has become a morning ritual for a lot of my clients. There's nothing like a game at 7 AM in January, then breakfast on the patio.
An 18-hole golf course next door
The Mission Royale Golf Club is an 18-hole public course designed by Greg Nash, right next to the adult clubhouse at 11 Mission Parkway. Golf is not included in HOA dues; residents can play pay-as-you-go or buy seasonal passes (ask the pro shop for current options). The Mission Grille restaurant at the club is an easy place to meet friends for lunch, whether or not you golf.
The HOA also notes that gas and electric golf carts are allowed in the community, while only electric carts are allowed on the course. Check the HOA's rules on cart insurance and parking.
More than 30 ways to make friends

This is where Mission Royale really shines. Public listings of its clubs and activities include ballroom and line dancing, a book club, bunko, euchre, mahjong, pinochle, social bridge, a hiking group, a fishing group, quilting, yoga, water volleyball, table tennis, movie nights, an RV club and more. There's even a Wisconsin social group, which tells you how many winter visitors fall in love with Casa Grande and stay.
Clubs are resident-run, so if your favorite hobby isn't on the list, you can start one.
Low-maintenance, affordable living
Homes in Mission Royale are single-family, single-level homes, built from the early 2000s by builders including Meritage. 36 S Valencia Ct was built by Meritage in 2005. Desert landscaping keeps yard work light, and the HOA is professionally managed.
For 36 S Valencia Ct, HOA dues are $441 per quarter (about $147/month), covering common area maintenance, with a $400 transfer fee. Fees vary, so always ask for current numbers.
Who can live here
Mission Royale's adult village is an age-restricted 55+ community. The HOA's community information page says buyers or renters of resale homes must be 55 or older, and no one under 18 may live there permanently. Guests are welcome; they sign in at the recreation center, and the pool has set children's hours. I'm not an attorney, so please confirm the current age rules directly with the HOA (AAM, 602-957-9191) before you plan a move.
A location that keeps life simple
Mission Royale sits off Florence Blvd near I-10, about halfway between Phoenix and Tucson. Shopping, Banner Casa Grande Medical Center and the freeway are all a short drive away.
