Your November Game Plan for Buying a First Home

November in the Valley is my favorite month. The heat finally lets go, the patio chairs come back out, and the housing market takes a deep breath before the holidays. That makes it a sweet time to get ready to buy your first home, even if you are not planning to move until spring.

Here is a simple four-week plan.

Week 1: Know your number

Have one honest conversation with a lender. Not to commit, just to learn what payment feels comfortable, not just what you qualify for. Those are two different numbers, and the second one should never boss the first one around.

Week 2: Make a "love it / need it" list

Write down three must-haves and three nice-to-haves. A pool in Mesa? Lovely. A garage that fits an actual car? Maybe a need. Being honest here saves you weekends later.

Week 3: Drive the neighborhoods

Pick two or three areas and drive them at 7:30 in the morning and 5:30 at night. That is your real commute and your real grocery run.

Week 4: Tour a few homes, no pressure

Touring in November is relaxed. Fewer crowds, more time to ask questions, and you start to learn what your budget actually looks like in person.

By December, you are not "thinking about it." You are ready, and that is a really good feeling to carry into the new year.

Which week of this plan feels easiest for you to start? Tell me in the comments. I read every one.
