Sellers: Why a November Listing Can Get Noticed

A lot of sellers assume they should wait until spring. Sometimes that is the right call. But November has some quiet advantages worth knowing about.

Less competition

Many sellers pull their homes off the market before the holidays. That means the buyers who are out looking have fewer choices, and your home can stand out.

Motivated buyers

People touring homes the week before Thanksgiving are not just browsing for fun. Many are relocating for work, have a lease ending, or want to settle before the new year.

Winter visitors

Snowbirds and relocating families arrive in the Valley this time of year. They see our sunshine, and some of them decide they want to stay.

Your home looks great right now

Mild weather means open windows, patio dinners, and green winter grass if you overseed. Arizona homes show beautifully in the fall.

What to plan for

  • Showings may slow during Thanksgiving week itself. That is normal.
  • Keep decorations light so buyers can see the home, not just the holiday.
  • Talk with your agent about pricing based on today's local data, not last spring's headlines.

Every home and every seller is different. A quick conversation can help you decide if now or spring is a better fit for your goals.
