Mini Market Report: September 2026
Maricopa County: Median sale price $500,000 (-2% YoY); sellers received 98.1% of asking; 3.9 months of supply; 15,422 homes for sale (+6.4%); median days on market 61.
Pinal County: Median sale price $372,750 (-2.42% YoY); median list price $388,000; median days on market 70; sellers received ~99% of asking; 7,061 homes for sale.
Spotlight Casa Grande: Median list price $355,000; median days on market 79; 985 homes for sale.
Buyers: More homes on the market and longer days on market mean more choices and more room to negotiate. With homes selling just under asking, this is a good time to make a thoughtful offer.
Sellers: Buyers are still paying close to asking, but they’re taking their time. Pricing it right from day one, getting the home ready, and presenting it well will help you stand out.

Classic easy pumpkin pie
Nothing says fall in Arizona like opening the windows on a cool evening and letting the smell of pumpkin pie fill the house.
Ingredients
- 1 unbaked 9-inch deep-dish pie crust
- 1 can (15 oz) pumpkin puree (not pie filling)
- 3/4 cup granulated sugar
- 1 tsp ground cinnamon
- 1/2 tsp ground ginger
- 1/4 tsp ground cloves
- 1/2 tsp salt
- 2 large eggs
- 1 can (12 oz) evaporated milk
Steps
- Preheat the oven to 425°F.
- In a small bowl, mix the sugar, cinnamon, ginger, cloves, and salt.
- In a large bowl, beat the eggs. Stir in the pumpkin and the sugar-spice mix, then slowly whisk in the evaporated milk until smooth.
- Pour the filling into the pie crust.
- Bake 15 minutes at 425°F, then lower the heat to 350°F and bake 40–50 minutes more, until a knife inserted near the center comes out clean.
- Cool on a wire rack for at least 2 hours. Serve with whipped cream and enjoy on the patio!
